If you are facing financial difficulties and are at risk of having your home repossessed, the Mortgage to Rent scheme could allow you to remain in your home. This scheme is part of the Home Owners’ Support Fund (HOSF) and is a national scheme delivered by the Scottish Government.
A National Scheme to help for households struggling to pay a mortgage
Successful Mortgage to Rent applicants will have their homes purchased by a local Social Landlord, such as a Housing Association or North Lanarkshire Council, at its market value.
The landlord will rent the property back to you under a Scottish Secure Tenancy agreement and charge a reasonable rent. Your new landlord will receive up to £8,500 of funding from the Scottish Government to carry out essential repairs to meet the required Scottish Housing Quality Standard (SHQS).

To find out if you're eligible, you must contact an approved money adviser such as your local Citizens Advice Bureau, our debt advice service, a debt advice service or a solicitor, or other advice agency (such as Money Advice Scotland).
The Scottish Government helps to fund organisations to give free debt advice. You can get advice by phone, online or face to face. You can also refer to Shelter Scotland debt advise to find advice that best suits your needs.
All advisers should be able to help you complete a Mortgage to Rent application form. Only advisers can assess if you are eligible and progress your application to the Home Owners’ Support Fund. Applications directly from owners will not be accepted.
Eligibility
You may be eligible for the Mortgage to Rent scheme if all of these apply to you:
- your bank or mortgage lender won't agree to lower mortgage payments
- you've paid less than your agreed mortgage amount for at least three months
- you're behind by at least the same amount as one monthly payment of your mortgage
- you can't get help through UK Government support schemes, or you might still lose your home even if you do get support
- your home's value is equal to or less than the property thresholds (Home Owners' Support Fund: property thresholds guidance)
