How we deliver investment programmes

Our responsibilities and those of our contractors

The capital programme is divided into individual projects, including replacement heating, windows, doors, bathrooms, kitchens, roof and render.

They are all subject to competitive tendering. Companies are invited to submit a bid if they are interested in carrying out the works for us and bid against each other in order to win the particular contract.

We work with the contractor to deliver each of the projects within the capital programme.

We are responsible for:

  • Specifying the content of each project.
  • Processing tenders submitted.
  • appointing contractors to carry out the works.
  • Providing architectural services.
  • Liaising with tenants to inform them of the work and promote participation.
  • Informing local area housing offices and elected members of all planned works.
  • Ensuring that projects run smoothly.
  • Surveying and inspection of the works being carried out.
  • Supervising the work in progress and liaising with the contractor where required.

The contractors are employed by us to carry out specific works, and they are responsible for:

  • Carrying out the works to a quality standard and within set timescales.
  • Informing us if there are any issues.
  • Regularly report on the progress of work.

All our contractors will:

  • Act, dress and behave appropriately.
  • Always carry identification (you should ask to see this before allowing access to your home).
  • Give tenants/residents a name and contact for any enquiries.
