Awaab's Law and supporting our tenants

We are committed to providing safe, warm and well-maintained homes for our tenants.

Awaab's Law is being introduced in Scotland through the Investigation and Commencement of Repair (Scotland) Regulations 2026 and will come into effect on 6 October 2026.

This legislation introduces clear legal timescales for social landlords to investigate reports of damp and mould and begin any necessary repair work. It strengthens existing responsibilities under the Repairing Standard by setting fixed, enforceable deadlines for action, giving tenants greater confidence that concerns affecting their home will be addressed promptly.

The new regulations are designed to ensure that issues such as damp and mould are investigated quickly, risks to health are identified, and appropriate action is taken without unnecessary delay.

What we're already doing

Many of the principles behind Awaab's Law are already part of how we support our tenants.

We:

  • Respond quickly to reports of damp, mould and repairs.
  • Carry out property inspections where required.
  • Prioritise cases where there may be a risk to health and wellbeing.
  • Work with tenants to identify the cause of damp and mould and put solutions in place.
  • Invest in improvements to homes, including heating, insulation and ventilation upgrades.
  • Provide advice and support to help tenants keep their homes safe and healthy.
  • Keep tenants informed throughout the repair process.
  • Work closely with health and housing partners where additional support is needed.

Reporting damp, mould or repair issues

If you notice damp, mould, water leaks or any repair issue in your home, please report it as soon as possible.

The earlier we know about a problem, the quicker we can investigate and take action.

You can report repairs by:

  • Using our online repairs service
  • Contacting our Housing Repairs team by telephone
  • Speaking to your local housing officer

How you can help

Working together helps us resolve issues more quickly.

Please:

  • Report problems as soon as you become aware of them.
  • Provide as much information as possible when reporting a repair.
  • Allow access for inspections and repair appointments.
  • Let us know if anyone in your household has health conditions that may be affected by damp, mould or other hazards.
