North Lanarkshire continues to lead Scotland’s industrial and logistics investment and development space with more than £100m committed and close to 1 million sq ft of premises enabled on key sites in the last year.

The recent announcement of £72m US investment from Tulchan and Newlands Developments will see 355,000 sq ft of prime industrial and logistics premises created on a 40-acre site at Orchard Park at Eurocentral. The deal is the largest of its kind in Scotland in 30 years and tops off a year of success that has propelled North Lanarkshire as the place to invest in Scotland.

Having 58% of all marketable land in the Glasgow City Region and one of the lowest industrial property vacancy rates in Scotland, North Lanarkshire’s strong market position highlights its attractiveness as a prime location for investment. Industrial property stock sits at approximately 30 million sq ft in North Lanarkshire, with availability of just 3.25%, which is reportedly below the Glasgow City Region average of 4.3%. *

Leader of the Council, Councillor Jim Logue, said, “The fact that North Lanarkshire is strategically-placed with an established logistics corridor in the heart of Scotland’s ‘golden triangle’ between M8, M74 and the A725 contributes to our increased economic growth, specifically in the industrial and logistics sector.

“The region combines one of Scotland’s largest concentrations of industrial and employment land with exceptionally low availability of industrial premises, which demonstrates the confidence in North Lanarkshire as a key business location.”

The increased growth in the logistics and transport sector has maximised opportunities for jobs, skills and career pathways, evidenced by Skills Development Scotland latest report** that estimates 10,500 people are predicted to be employed in the sector in Lanarkshire from 2028-2035.  Combined, the transport and storage sector in North Lanarkshire alongside the wholesale, retail and repair sector comprises 2,230 businesses, employing 30,600 people and generating £6,819bn annually in our economy.***

Councillor Logue continued, “Given that it’s Lanarkshire Business Month, these latest developments, alongside forecast job figures highlight both the scale of future opportunity and the importance of ensuring local people have the skills employers need. The council’s own employability services work alongside partners such as Routes to Work to establish strong pathways into the sector and these latest developments demonstrate that there will be increasing focus on the logistics and industrial sector.”

  • In the last year the council has supported 117 people into work in the transport and logistics sector in both warehousing and driving jobs. There are currently 80 young people aged 16-24 registered with Routes to Work who have expressed an ambition to work in this sector.

Eurocentral continued to account for some of North Lanarkshire's most significant investment activity over the past year:

  • Manse LLP & J  Smart & Co – Eurocentral Gateway, industrial and logistics development at Eurocentral, comprising units of 80,565 sq ft and 121,264 sq ft. Construction begins this Autumn, completion end 2027.
  • Wemyss and Westerwood Properties – Shawhead Point, Coatbridge 105,000 sq ft industrial and logistics development with a gross development value of c£40m. Four units from 16,577 to 36,532 sq ft have been constructed and are available now.
  • Knight Property Group acquired Bellshill’s prominent 143,700 sq ft (plus 85,000 sq ft mezzanine) Big Blue Shed which sits on a six-acre site and is being refurbished before going on the market.
  • Dell Technologies moving to the AI Innovation Park taking 38,000 sq ft of premium managed office space in the Lanarkshire AI Growth Zone at Strathclyde Business Park, Bellshill.
