Quality of Housing Repairs, Maintenance and Improvement

We are committed to ensuring all our tenants continue to live in a home that is safe, warm and in good condition. This is supported by the Scottish Social Housing Charter which requires us to show how well our homes meet the national quality standard, with good standards of service and choice.

We spent £ 51 million this year on repairs and maintenance to your homes, this included reactive, routine, planned works and legislative compliance works. 

In 2022/23, 95.2% of tenants who had repairs carried out in the last 12 months were satisfied with the service, an increase from the previous year and 5.8% higher than the Scottish Local Authority average.  

We continue to perform very well against the Scottish Local Authority average across all areas as demonstrated in the table below. In terms of our own comparison for previous years, we have increased performance for meeting the SHQS standard after a change in the criteria affected our 2021/22 performance.

Investment Update

During this cost of living crisis energy efficiency is a top priority. The investment work we undertake aims to ensure our properties meet or exceed the latest energy efficiency standards. This means your home is warm and comfortable, whilst keeping your bills as low as possible.

Our towers investment and reprovisioning strategy continues to make great progress. A fire safety programme was completed, which included the installation of emergency lighting, fire doors to properties, interlinked smoke detectors and improved fire stopping measures. We also continued with our sprinklers installation programme with systems recently completed at Burnside, Lodge and Doonside Towers, Motherwell. The programme continues apace with sprinklers currently being installed at Glassford, Woodside and Glen Towers, Motherwell and Coltswood, Redbridge Towers in Coatbridge.

Demolition works have commenced at Allan, Draffen and Coursington Towers in Motherwell, low-rise blocks in Gowkthrapple, Wishaw and low-rise blocks in Shawhead and Jackson Court, Coatbridge.

During 2023/24, improvement works to your homes will continue to take place through our Capital Investment Programme.

The type of works being undertaken this year includes:

  • roof upgrades
  • solar panels
  • energy-efficient heating systems
  • external wall insulation
  • loft insulation
  • windows, kitchens and bathrooms
  • lift replacements
  • lead water pipe replacements
  • energy-efficient heating systems
